How to sell a home online

The lockdown might be keeping traditional property viewings and inspections at bay, but that doesn’t mean you have to take your property off the market entirely! In today’s article, we’ll talk you through our top two tips for selling your home during these increasingly digital times.

High-quality video footage and photography

If a physical inspection of your property is off the table, buyers are going to be relying heavily on virtual tours to gauge whether or not your home will be the right fit for them. Put yourself in the buyer’s shoes for a moment. You want to visit the property, but current lockdown laws prohibit visits. You’ll head to the property’s online listing and pour over any available pictures. You’ll watch any provided footage multiple times until you fully understand the floorplan of the property. You’ll be aware that, in the case of mose properties, other internet users will be viewing the property in the same manner, and might be close to making a decision as to whether or not they’ll purchase the place. Time is ticking, and you’ve only got a few photos, videos, bullet-point descriptions and email exchanges with the estate agent with which to make this life-changing decision.

Are you really going to bet it all on some blurry photos? Of course not!

Please, for the sake of your buyers (and for the purpose of ensuring you’re getting the most profit from your property), make an effort to prioritise photography and videography when listing your home. Good photos are an artform – much like photographing models, a home will need to be ‘made up’ and photographed in its best light in order to present the building in its most appealing state. Swap the foundation and eyeliner for some beautifully-arranged furnishings, bright lamps and vibrant artworks on the walls and you’ll be selling the dream to your online property viewers in no time!

Thoughtfully arranged furniture

Here’s where things get a little technical. Don’t worry, they won’t be technical for you...they’ll be technical for your Wellington home staging team. In order to present your home as practically and spaciously as possible in photography and videography, your home is going to need to ‘set a scene’ with some well-placed furniture. Trust us on this one, you’ll absolutely want to invest in our Wellington homestaging furniture service for this step. Unfortunately, your personal furnishings, as beautiful as they might be, will only serve to ‘eat up’ potential space in photography of your home. To ensure every room looks as big, bright and functional as possible, we’ll need to do some professional ‘puzzle’ work to shift our own purpose-built furniture to create senses of wide open space, and inspire property viewers to see the potential your home holds for them in every photo.

It’s a tricky process, but it’s worth it for a fabulous selection of photos that’ll see your home receiving countless emails expressing interest!
